Construction & DevelopmentThis involves larger infrastructure projects that may involve multiple investors
and proper due diligence is required to ensure that our capital is working for your without the adverse risk. Many project opportunities come to us and we do our due diligence to ensure an experienced team, past completions and track records as well as clearly defined exit strategies are outlined for the investors. Typically at the beginning investors get involved in a debt position until the soft costs, site planning and approvals are executed. From there the construction could begin and depending on the use of the structure pre-sales or tenant agreements are established. Once enough units are sold or leased to a certain percentage then the developer may apply for construction financing. At this point the project may payout the investor or opt to keep the debts in the project until the construction completion. This is all case by case to the project. |
Private LendingPrivate lending typically involves utilizing your non-registered or RRSP’s funds
to generate a fixed income return. When dealing with real estate this form of lending is involves securing your loan against property. 2nd position lending is the known way to do this. Ensuring that borrowers cash flow, property valuations and loan to value are important when considering this type of investment. Aggressive investors may earn double digit returns depending on the circumstances. For more conservative lenders high single digits are achieved which offer an effective alternative to fixed income investments offered by major financial institutions. |
